GLENFIELD STAGE 1 - DEMOLITION AND REMEDIATION

Project: Stage 1 - Demolition and Remediation

Site Location: Roy Watts Road, Glenfield, NSW

INTRODUCTION

The Stage 1 Glenfield site represents a unique development opportunity within a strategically significant growth precinct. This stage involves managing and delivering works across approximately 26 hectares of land within the broader 108-hectare property at Roy Watts Road, Glenfield.

Rezoned on 16 July 2021 by the NSW Department of Planning and Environment, the site comprises a mix of classroom buildings, farm areas, sporting facilities, and other assets associated with Hurlstone Agricultural High School.

The project presents both challenges and opportunities, with key considerations including coordination among multiple stakeholders, integration with existing educational infrastructure, protection of heritage values, biodiversity management, and leveraging the site’s strong transport connectivity.

Development consent has been granted for Stage 1 Demolition and Remediation works, which include the demolition of 13 existing buildings, removal of 47 trees and ancillary structures, and the safe removal of hazardous materials (HAZMAT) identified within the site boundary.

THE CHALLENGE
 

The project is being delivered within a sensitive environment surrounded by key stakeholders, including nearby schools, Glenfield Train Station, and the local community.

Given the site’s long history as an operational farm, there is potential for previously unidentified areas of contamination. This necessitates careful environmental management and close coordination with remediation specialists.

Access to the site is shared via Roy Watts Road, which also serves Hurlstone Agricultural High School. As such, strict traffic management measures are implemented to ensure safe entry and exit for both construction vehicles and school users.

Live services supplying the surrounding schools have been identified within the demolition zones, requiring detailed investigation and planning by demolition contractors to safely undertake the works.

​​THE APPROACH

Landcom is undertaking a comprehensive data gap analysis and site-wide soil testing program to identify potential unknowns as accurately as practicable.

Ongoing consultation is being maintained between Landcom, the school, public stakeholders, and the demolition contractors to ensure transparent communication and coordinated decision-making.

Detailed investigations and close collaboration with impacted stakeholders are being carried out to determine the most suitable options for minimising impacts on both the project works and existing live assets.

RESULTS

At this stage, the on-site contractor is engaging collaboratively with Landcom to ensure the project is well received by stakeholders and that all development activities are delivered in a coordinated and transparent manner.
